The difference between what your parents take as a "small payment" and the market value of the home is a gift. Your parents (two people) can give you and DH (two people) $48,000 a year tax free. Anything above that, they have to pay the gift tax. So take the market value, less the payment, less $48,000 and that is the tax basis. Assume a 45% tax rate. But it can get more complicated from there. This used to be a popular form of gift/estate tax evasion. The IRS knows all about it. [ Reply | More ]

Private mortgages can be a great tool. Just be aware (hope I am not freaking you out) that the IRS will expect your parents to declare the interest as income. If they don't think the interest is high enough, they will apply a higher interest rate, count that as income, AND treat it as a gift to you. op: thank you both. i have had malt chocolate chip cookies, they are new keebler ones and so delicious. i had frozen yogurt last night and tonight. my meals have been good, but snaking. need to start with the baby carrots again. thank god i exercise. also had some m&m's today. i need to stop this! need to go back to tracking points, that really helped me lose the weight. but maybe one more day. i can't think that way. i am going out to dinner thursday, probably for sushi and know i will have a drink. going out with a girlfriend. funny i tend to be the opposite. when on vacation i eat whatever i want, bagels, cupcakes (love crumbs!!) etc. when home i am much stricter. i don't cut out all things but when i have things like chocolate it is a small amount. but i have to get better, it is harder to be really disciplined in only the week before i weigh in. need to stay good the whole month, only 1-2 days to be bad then back on track. so tomorrow is back to the grind. boo hoo! Yup. Don't buy it and then it won't be there when you fancy a nibble - GL. My other suggestion is to start buying good quality dark chocolate. It's hard to eat too much of it and once you are used to it you won't like the taste of M&Ms any more. [ Reply | More ]

she won't be. she is rightfully bitter, and I too hope that these schools go down the tubes when the economy tanks. its not just that they are insufficient for the number of kids applying. that is life. but the way they have set up the system to their advantage with FC letters, top 3 choices, back room deals with psd's, contributions and the like...I say, let them rot one day. they have used their power in an advantageous market to take advantage of the public, and I believe they should be sued for anti trust matters. so if OP is bitter, she has a right to be. the schools have really over stepped the line, IMO. np: I agree. For us, the worst was all the complete self degradation that came with calling all the w/l schools, being encouraged to call daily, hand deliver self debasing letters promising your soul if only they would take you out of the w/l pile. who would put up with this in other areas of life? maybe someone who had to debase herself to feed her family. at any rate, all the begging eventually got us a spot. we later turned it down for a citywide. just felt so abused by the school at that point, and no longer grateful to have a place to send my 5 yo. it was disgusting. the whole game is repugnant [ Reply | More ]

I am np above. we did get a spot. I was happy at first, but have to say, I never felt great about the school, even though it had been high on our list throughout the process. I think they did require that we grovel and show that our every molecule wanted a spot. that was unnecessary and demeaning. I actually felt traumatized by it. later, when we had a way out, I took it gladly. just could never have felt right about the school. btw, its not all ego. these people could have been nice, told me that they would call me if our luck changed. Instead, I had to call them every 2 days, hand deliver a fc letter, email, etc. oh, and psd had to call as well. it was ridiculous. how much do they need to hear we love them? I felt the psds in these instances are disingenuous and cruel. [ Reply | More ]

its not about fair. I would have no beef with a process that just picked kids that were more marketable. its the holding families hostage for contributions, allowing psds to reveal things about your financial contributions, your intent vis a vis the schools and other such things that I object to. it is unfair business practice that may well be illegal. look, I doubt all the nyc schools will have trouble of the magnitude being wished for here, but they should be held up to scrutiny and possibly be evaluated for anti trust issues. I think that is why they were publicly decrying fc letters. meanwhile there was still the backroom horse trade. these schools need to be stopped from these repugnant practices that stack the deck in their favor, and take advantage of people. they are private schools, but they get lots of not for profit tax benefits. they operate like an oligopoly, and they rig the system and take advantage of people to squeeze out $$/donations, etc. there is a rigged system between psds and doas that benefit the schools financially, and IMO this is illegal, not to mention unethical. some smart lawyers are catching on, and I would love to sign onto any class action suit [ Reply | More ]

of course good schools didn't close, but so so schools did. right now, people will sign up for anything that opens. those schools may make it, but when the cycle takes its course, as it always has, lesser schools will lose students, and become only able to recruit the kids counseled out (or close), and good schools will take a broad range like they always have. also, contributions/endowments/capital projects and the like will slow down. part of why these schools are storing up $$$ now. they understand that the schools, like the economy, have cycles. needing to merge is not exactly a sign of a financially healthy school. like I said, there are cycles. everyone in the school business knows this. so everytime someone pulls up an article discussing how this was difficult in another decade, I just smile. its newsworthy at that moment because the wave is at its peak, rather than trough. what goes up comes back down, and then goes up again. always has, always will. I know how you feel. we had a similar experience. we are going to one of the "new" schools. our zoned school was just not acceptable and g&t did not pan out either. try again in a couple of years. public is fine at least through second grade. [ Reply | More ]

NP: All of these responses make me sad. We got into our fc (and accepted), and, you know what? After going to orientation, talking to more parents, learning more, etc had some pretty massive buyers remorse. I agree with OP that the process is terrible. Although we got a couple of spots, I knew that my dc would never get into our fc because of the way the game is played these days -- I would have had to not apply to the schools where we were in the community to appear credible. What do you mean "schools where we were in the community" While I think the process sucks, mainly because of numbers, and there certainly are some schools that do backdoor dealing, it is not the majority. As the mom of a shut out 2 yrs ago, I know exactly how you feel. I knew going in what we were up against (late spring b-day, 97 erb but bombed coding)...dc got into a G&T and we are very happy but I am still bitter about the way we were treated in the application process for private schools. I have two friends whose dcs got multiple acceptances with no communication regarding FC to any of the schools they got into. The process stinks and it is rigged, no doubt about that...those who managed to get a spot they are happy with will always think us 'shutouts' are just crazy bitter people [ Reply | More ]

The end result looks high end, but I spent hours finding the cheapest sources for everything (i.e. tile that looks like Ann Sacks for less; online sources of Duravit). love this..you've never been and you know *all* about it? My sis lived about 1/2 mile away and held a season pass for years. It gets very crowded on weekends and afternoons (and as my sister would say, full of pushy, urban New Yorkers (!) ). now that was constructive! the contractor was great, but is soooo slow in eeeking out the 15% of the job left to do. the nanny knows all about the nap sched. and sleep philosophy, she just rolls her eyes and makes comments alllll the time about it. otherwise, she's amazing. i would never fire her. she's so sweet and concerned. cleaner has to go, but haven't gotten around to getting someone. i'm so busy at work and home. sitter is also great w/ dcs, but has a ton going on in her life too. i'm just saying it comes easy w/ my dh and sooo difficult w/ the aforementioned people. i am a lousy boss. i don't constantly call the contractor to make sure someone is coming (squeaky wheel gets the grease), I don't call out the cleaner when she doesn't show (i usually say, no prob, see you next week), I say fine to the sitter who has to leave early or come late, and i put my foot down when it comes to naps w/ my db w/ nanny - she hates that. dh has been in my life for 23 yrs and we've gotten it all worked out. It's so true. My dh is a surgeon, and for the reason you cite, it's a problem. A female co-surgeon of his was asked to change a bedpan recently. One clue: if they are not the plain blue/aqua scrubs, the person is probably not a dr. Docs don't wear pink, cartoons, mauve, etc. The doctors wear scrubs in surgery and ties or, for women, nice clothes, with a white coat in clinic still. But the nurses, compared to the old days, look like slobs, imho. Its like they wear their pajamas to work and never bother to run a brush through their hair. It's disgusting. My MIL made an interesting point that she always sees people eating lunch in restaurants in their scrubs. She said she thought the point was that the clothes are sanitary but if they're eating in them and then returning to work, how clean can they be? It made me laugh. [ Reply | More ]

Yes. They both will do that. One thing I notoced that is the same is that there is no parent interview at UNIS and there may as well not be one at Friends since the admissions team there are a pack of dopey clowns who lose files and never read them when they have them anyway [ Reply | More ]
