Thinking of buying an apt. that needs a gut renovation (moving some walls, new kitchen, wiring, baths, a/c, keep floor, but refinish them, skim coat all walls, etc.). In Manhattan, 2000 sq. ft 3 bedroom. For a mid to mid-high renovation what do you think it would cost? Anyone btdt? [ Reply | Watch | Flag ]

Been there - 2000 sq ft, 3 br. Total renovation 4 years ago. $300K and we really scrimped. The end result looks high end, but I spent hours finding the cheapest sources for everything (i.e. tile that looks like Ann Sacks for less; online sources of Duravit). Realistically, without the hours I spent, it should have cost $400-500. Most architechts will tell you $200/square foot minimum. [ Reply | More ]

About 9 months -- but only 5 or so were pure construction. Working with architecht, interviewing contractors, etc. also add time [ Reply | More ]
