well, you'll pay commission on the sale, that will be $27K less. so you'll have 50K plus 150K less 27K. So, $173K? and you have to have $$ left in savings to satisfy the mortgage lender, so lets say you get lucky and can put 150 down. you need 20% these days, so 750K? can you afford a 600K mortgage on 250K? Don't see why not, but don't plan on buying any furniture. [ Reply | More ]

So, you can put close to 200K down? You don't want a mortgage any higher than 750, so look at houses in the 850 to 925 range. [ Reply | More ]

I just notice same price but getting smaller portions or less than what you used to get.....for example, just ordered checks from citibank. I got 4 booklets of checks in my order. Used to get a lot more than that. mmm I am surprised that people in those areas stick up their noses at Hastings and Irvington. I am the person that posted below about both towns. I prefer them to Ardsley, which does not have its own train station. I don't know Briar Cliff and Pleasantville but will think they are fairly country if not more so too. By the way, Hastings is considered to be a very artsy and crunchy place too. [ Reply | More ]

They are not gross just very country, so not like Larchmont, Mamaroneck or Rye which have more of an UWS meets 'burbs feel and where there is more to do outside your home and less of a culture shock moving from NYC. They both have good schools, can be quite hilly in parts especially Hastings. Irvington for instance does not have a pool or little league and has one or two central playgrounds....so that gives you an idea, most people with big lots and nice houses there tend to have their own pool and playset in the back if you know what I mean. I am like that also when it comes to pet ownership. People think we are nuts that we take out Abyssinian out to the park to run her. She is so spoiled that whenever we take her into the vet, she tries to get us to adopt any that they have on hand that are homeless. It is a huge responsibility and really great for children to experience. Tell me why you would rather avoid the internship? I change my mind about #3 all the time as well. I would be perfectly happy with our family the way it is (2 fantastic dds). Dh and I agree that we feel this way and then one of us says, "we should have another" and we're back to square one. I wish both of us felt strongly that we were done. why does he call the shots in terms of pregnancy when you have to carry the child, birth it, nurse it and then do 80% of the work? If financially it makes sense to stay at 2, stay at 2. You don't want to be resentful for having a 3rd. You can't go back when the bills start piling up and you can't do what you used to becasue you had a 3rd. [ Reply | More ]

[ - ] Am totally clueless - have an 18mo, live in Downtown Brooklyn. When and where the heck should I apply for preschool? How much can i expect to pay? Do i still pay the nanny full-time when she goes to school? thank you! 4 Replies [ Reply | Watch | More ]

You start looking for programs in September. Families First has a list of local preschools if you want to get a jump now (Google it). You can expect to pay a lot, but it depends on the school and the program you choose. Either pay your nanny full time or else find a good friend to share her with. Or expect her to quit. thank you very very much for the info! I actually already share a nanny, but who knows in a year and a half or so... so if she is a December baby, she will be 2yrs10mo or so... very cute... big girl! [ Reply | More ]

You are welcome. Pay attention to cut-off dates. Some schools may call 2.10 too young for a 3 yo program. It is virtually impossible to get into a 2 yo program. They are all clogged up with siblings. [ Reply | More ]

[ - ] Any advice for a mom about to do a FSBO? Should I do a 'first showing' as an open house or just list in the times, list open house info but do private showings in the week prior?? I'm worried (maybe prematurely) that my phone will start ringing a lot with people wanting to see it and I'll just be overwhelmed with showings)....(or I guess nobody could call......) 6 Replies [ Reply | Watch | More ]

I would make your 1st open house the "first showing" and list as such. then take it as it comes [ Reply | More ]

my advice would be to get a realtor. you can probably negotiate 5% instead of 6% [ Reply | More ]

I will if I don't have any offers after a few weeks. But our bldg has a lot of quirky things going on now (not bad things but a bit different) and for me to have to do all the work and explain all this to the realtor and then pay them 100K, I just want to at least try first on my own [ Reply | More ]
