[ - ] At what age do dcs actually learn to swim? Did they learn from one season-length class or was it an ongoing activity? Thinking of signing up 2.5 yo for a swim class (mostly for something to do) but wondering if I'm better off waiting until he can actually learn to swim. Feel like I'll end up needing to sign him up again in a couple of years. 3 Replies [ Reply | Watch | More ]

Depends. I had dd take 1-on-1 lessons at YMCA for 1 weeks which yielded nothing. On the other hand, when we were at the grandparents summer home with pool, I taught her in a few hours. She was 5yo, tall enough to stand in 3' depth without drowning so we devised a game where she had to paddle to me without touching the bottom because it was full of sniping crabs. With each challenge, I'd step further and further away from her until her efforts spanned the length of the 3' pool run. I put a boogie board in front of me because it's easier for her to reach for something stiff than wet and slimey skinned mom. So she mastered treading water and paddling that way. It was a big milestone so she took a soda and chips break. A few hours later, the next challenge was going over to the deep end where I challenged her to touch the bottom of the pool. She couldn't and so then understood buoyancy. After that she was in and out of the water without much supervision. Another friend's son basically hung off the stairs of the deep end, quietly balled himself up now and then and realized he could float. And that was that for him. For some kids, understanding their buoyancy is key. For others, combining a relaxed pace of learning also helps. [ Reply | More ]

[ - ] We need to sort this out before this site shuts down tomorrow. Someone started nycitymoms and it looks great. Haven’t posted...but looks easy to read. Another person is working on UrbanBaby.net. But I think she has a newborn, renovating house and I so appreciate her doing this for us. I don’t want to step on her toes....but if nycitymoms is up and running ...shall we go with that? YouBe Mom just is not user friendly to me...and DCMoms was so nice to welcome us — but just not the same. I do appreciate all you guys have done to keep us going. be careful signing up for NYC moms, there is a way you can inadvertently sign up with your facebook account (almost did it!). Also, if that mom threw the site up, it might not be scalable or might be vulnerable to the spam situation. [ Reply | More ]

[ - ] DH wants to buy a second home in Rhinebeck. We already have a co-op in NYC, and I feel like I want to maintain both cash and and flexibility. He is afraid to "miss out" on a good home as he feels they are getting snapped up. I see his point, but I think it safer to wait and see what happens to the city, compensation levels for NYC professionals (we are both in finance), and overall post-pandemic dynamics. Am I being too conservative? We have two couples we know who just bought second homes, and they are comparably to slighty worse off than us financially. Anyone else wondering about this? 6 Replies [ Reply | Watch | More ]

I would want lots of financial flexibility now but it’s hard to answer without knowing your specifics. I will say the pandemic has made me emotionally more risk-adverse. For example I used to take riding lessons weekly and the cost and injury level seems stressful to me now even though my finances are very stable and unchanged and the fall risk is no different from before. It’s just a mindset but I’m fine going with risk aversion if it makes me feel calmer. [ Reply | More ]

This. We are in the area, I would say they are even going for up to 40% in some cases above what I would have expected last summer. I would rent if you can, and wait until next summer to buy when things are stable, or other buyers have regrets about home ownership and the PITA it is. [ Reply | More ]

As long as rates stay low, you have little price risk in the home - people can afford the payments. If rates rise, the housing market will tank, unless it's because of real inflation, in which case owning a house with a mortgage will be accretive to your net equity. I think you wait until the summer is over, and try in the mid-fall, if you still want one. Unless the location is perfect, there is roughly an infinite supply of land + crummy houses which will always be fairly priced for the economic environment. [ Reply | More ]

We aren’t loaded, but we live comfortably. We rented a beach shack for 6 summers before pulling the trigger on buying 3 years ago. We decided to buy as it’s a key piece of our retirement plan and we wanted to get it paid off before we are on a fixed income. My husband is almost 54. I can’t begin to tell you how great it’s been to have this house during this time. Prior to the pandemic, having our second home to escape to regularly made living in the city much better. We were hoping to keep our budget 1mm or below, the less the better, but was willing to go upwards of 1.2mm. We wound up buying a place for 750k and had to put 100k in to it...and this is a house that seemed pretty much plug and play. We would have been considerably more stressed if we had bought upwards of our max budget. [ Reply | More ]

Serious chefs want gas. If you are a regular person who occasionally enjoys cooking but mostly views it as a chore to be done and prefers a clean, neat-looking kitchen, DEFINITELY go for electric. Induction is better / more powerful than regular electric so can kind of split the difference btw gas (more supple/ more powerful) and traditional electric (more tidy-looking and easier to clean). I had a 30" Jenn Air gas oven thoughtfully specified when I did the full gut renovation. DH went cooking crazy and the house smelled constantly of food. In summer it generated so much heat. I got a small Panasonic toaster oven and it can hold a pyrex with dinner for 4 in there. Pretty much stopped using the gas oven. Then I had the chance to do another kitchen and put a small Sharp Steam Oven in there and I DEFINITELY do not use the 30" Jenn Air for anything but stacking backing pans and occasionally proofing my dough by leaving the light on. Both Panasonic and Sharp use infrared so there is no preheating and because the bake space is small, no need to generate so much unnecessary heat. [ Reply | More ]

Electric, even for serious chefs. Stove induction or other solutions work very well as a substitute for gas. As for the oven itself, electric allows you to time your cooking, have the oven shut down or start automatically. Could be very practical depending your situation. (During weekends for ex my mom used to prepare Sunday lunch in the early morning (meat or chicken, etc) and then we could all go for a family walk or other activity outside. We would come home and meal would be almost ready. [ Reply | More ]

The main reason for electric is that it allows you to go with renewable energies. This will become more and more of an issue. We've been buying our energy from wind farms for the past 20 years.
