My db was like this. He had to be on or next to someone 24/7. During the day we just held him. At nigt, we put him in a cosleeper in our bed and one of always kept a hand on him. He outgrew it at 6 wks. It was absolutely exhausting but in retrospect, I'm glad I stuck it out instead of leaving him to cry. [ Reply | More ]

the apt is a duplex with 2 balconies...feels like a house...huge storage and marble bathrooms. i don't understand why we don't even get 1.1 offers...at least that tells me that people are looking to buy. if we lower then it will be a slippery slope and people will offer even less...i fell like the news is making people scared. i think once it gets better the rates will go higher maker it more expensive. Prewar or postwar? Marble bathrooms aren't always a plus ... they tend to be very architectually vapid and extremely high-maintenance when it comes to cleaning. How big are the bedrooms? You cannot use regular basin/tile cleaner on marble because it will pit. You have to use special marble cleaner. And even then, marble stains very easily. Especially gross are blood stains if you cut yourself shaving. [ Reply | More ]

I haven't, but a guy with a brownstone around the corner from my old apt tried to sell his brownstone by himself for two years. He got a broker & within two months it was sold above his asking price. Yes. Put our apartment on the market (UWS) 3 months ago. No offers, last few open houses were almost empty. We pulled it off the market. No urgency to move so we figured we would wait until the financial markets stabilize. yes. $3M. triple mint gut renovation (published in architecture magazine), perfect condition. Didn't even price it at the top range of what 3 brokers gave us. are you getting a lot of brokers in to see the place and preview it? Is your place on streeteasy, zillow, ardor, homesforowner? I didn't think there was a 'real' MLS in NYC. you allow brokers to list it too, sometimes right alongside your NYT ad....some buyers feel funny about calling an owner directly. So basically, for example, my apt was on the BondNY web site with instruction to contact the agent who came to see my place. When someone calls them they are, if they are smart, supposed to ask if they are already working with a buyer's agent and make it clear that they would be bringing them as a buyer's agent. working with a broker then they'd have to tell there broker about the apt and the broker would have to find the owner's listing and call the owner to set up the apt. no, you pay them 3% if they bring you a buyer....but you are giving them permission to attach their name to your listing so it may look to an outsider that they are the listing agent. They may put an ad right next to your on zillow for example and if a buyer may call them 1st instead of you (which means you'd pay the 3% vs if they called you direct, you'd pay nothing)... but I think it gets the word out better, your place can get picked up by other aggregating sites like streeteasy where you can only list as a broker. midtown is a less "family-friendly" area and i think right now, the foreign buyers and the empty nesters have put their buying on hold - and midtown is usually very popular with them. I'd think that you could easily get the $1.1, but at $1.3 you might have to be patient. [ Reply | More ]

We are at 38th & 3rd in a coop bldg, 770 sq ft, not renovated but in good condition, awesome pool on the roof, awesome gym, playroom for kids, lounge/library that's open all the time & you can rent for parties, doorman 24/7, garage in bldg, 1400 in maintenance. We've had it on market with very aggressive seller for 3+ months & have had only one offer that was taken back (for a lot less than we asked for). We 1st asked 675K, now we're down to 635K. Wall Street Journal had a good article on selling your place when you need to fast & one of the tips was set the price at what it will sell, not what it would've sold for 2 years ago. yes, they want to know if your child will need any special accomodations, but that might also include stuff like a peanut allergy. I would just answer "fine." If accepted, you can work to ensure that needs are met, but if DC really has special needs (not just developmental delays that are within the normal range and likely to evaporate over time) it's probably best to seek out schools that are geared to SN. I got the organic stuff and it is all just a nice cream color, then you can accessorize the room with whatever you want, the organic cotton bumper (and yes I use a bumper- once he was rolling around and smashing his head into the side rails I had to) is soft and great. [ Reply | More ]

np: I don't get anything out of pre-school. It's expensive and I have to pay the nanny for that time anyway. If there's a good one close to you, that can be a lot less of a hassle. If you're looking for one that has some other special methodology or has "connections" or is a feeder into a K-12, then you might want to consider a longer commute. [ Reply | More ]

Depends whether you have a second child who will have to be schlepped along for pickup. If not, then 25 blocks is okay (though not ideal). If so, I would try to stay closer because it will be a huge burden for someone to take child #2 to pickup every day. [ Reply | More ]

Have you visited? Classroom structure is different, children are grouped together differently than in other schools. Grades are blended together. There is a huge social development push at this school, it is focused more on relating and being in a group than it is on academics. There is no strong academic curriculum. You have to be in it 100% to survive in this school. Do not question authority! [ Reply | More ]

I know of a few former Studio grads who were not prepared for high school. They had to hire tutors or switch to less academic schools. There are many 3rd or 4th graders who left Studio, who have had to hire tutors for their children to be at the same level of other schools. For more info ask people on urbanbaby who have left at 3rd or 4th grade, why they left a school that goes all the way through 8th and the struggles they faced. [ Reply | More ]

Studio is a very strange school, especially as you get into the older grades. Do a search with the word Studio and you will see much negative feedback. My child went there from preschool and left early elementary. My child and many of his peers were/are very bright and naturally curious. Due to the lack of academics they were terribly bored. Instead of addressing how they could better help students, Studio year after year did a weird turn around and blamed all the kids and parents for there children's lack of interest.There was a lot of exploration psychologically as to why children did not want to go along with the daily routine, etc. They were just bored with nothing to do that truly interested them or caught their attention or imaginations. There was so much negative focus on children's feelings and not much else to excite or instill a love of learning. The principal is dogmatic and does not have proper credentials to run a school, much less counsel kids and families. The current philosophy of the school is to adhere to whatever the principal feels your child should or should not be doing not only in school but at home. It is quite extreme and truly a lifestyle to follow instead of having kids learn academics. The year that my child left Studio at least nine or ten of her peers also left. Most all that left had to get extra help and tutoring to be up to par with their grade level. This was not because of the child's academic capabilities, it was because the children did not know how to write well or do any type of academics as they do in other schools. Transferring out is very difficult as is mentioned on other posts about no help and purposely making it hard on students to leave. It is taken personal. For preschool developmental works, but that is why by graduation there are only a very few students left at 8th grade. There were about 5 students graduating this year, 2 or 3 last year. After leaving Studio my child and some peers have thrived exceptionally well (with putting in a lot of extra hours to make up for lost time and missed learning opportunities) They all appreciate being in what they refer to as "real school" now and having academic challenges and more freedoms. In order to make a decision about Studio you should really research and talk to everyone you know. So many people have left Studio through the years before finishing the program. You don't need a recent perspective, the director is still the same and still completely unqualified to run a school. If you have a look at the place you need to ask about the qualifications of the teachers. In previous years they would not give you a straight answer. He's always terrible about this but tonight we have plans to drop off my car and if he doesn't leave the office in the next 10 min the shop will be closed by the time we get there. I try so hard to be laid back when he is out of touch if I don't absolutely need him but when he can't be in contact at crucial times it sucks.
