I disagree with the responders on here. I think this can be a touchy subject for some depending on history. I think if you were having a flirty text conversation there may be an appropriate time to ask, but I also think that if you want to keep it more serious, you can mention on text in a very warm way that you might want to have that talk next time you go out. agree with this. also, its not all about what he has/hasnt done. sounds like you are deciding if you are ready to be intimate with him. i think you should NOT phrase it as "have you slept with anyone", but instead ask if he considers you guys to be exclusive, or is he still dating others. texting about relationship issues is like passing notes in high school. I had an ex DH like this. It's not so much shit for brains so much as he had so little respect for me. I dumbed myself down for him because he was insecure (I didn't realize until late in our marriage) and I had to sublimate myself to make him feel better about himself. Anything good that happened to me he'd made sure to attribute it to something else and anything bad he'd made sure to tell me it was because of my incompetence. I'm truly sorry. It's tough to not be able to share freely with someone you're married with -- it becomes very lonely and honestly, heartbreaking. I think the entire dynamic of marriage isn't suited for me and have decided to never marry again. Once was enough. I date and maybe I'll find a longterm partner but my independence is too precious. Nerd Wallet's calculator says it will never make sense to buy at the rent amount my friend pays and that doesn't improve with a 30% increase either however Zillow's calculator says $1.3M breaks even after 8 years. That's the only calculation I did. I haven't spoken to my accountant. I haven't run credit but know leased car in December so must be decent? Also I previously paid off their student loans, but there could be an unknown mountain of credit card debt. [ Reply | More ]

NP. The ONLY way I would do this with a friend is if I got 12 months rent up front. There are too many things that can go wrong and leave you on the hook for making mortgage payments with no rental income. I give a key because I trust the person implicitly and he spends time in my home with or without me being there consistently (ie: hangs out over the weekend while we do separate things) otherwise, I treasure my space and like privacy. How long has it been since you have your key? Is there a practical reason why you need his? When dh and I were dating he lived in a building with a very cold lobby and guard like door men. Not an ideal place to wait if he was running late, so he offered his key. I lived in a building with lots of couches in the lobby and an atrium. Maybe his landlord doesn’t allow handing out keys to non-residents of the building. I know that was the case for a very secure building where we rented our last apartment. We got two key fobs, one for DH and one for me and had to sign that we won’t lend it to others such as friends or cleaning ladies. When my mom came to visit we had to request a temp key fob and she had to have her ID checked, etc. [ Reply | More ]

It doesn’t matter. There were lots of people in that building who owned their units. It was a building rule - for safety only the residents of the apartments (be they owners or renters) could get a key fob. [ Reply | More ]

I had full access to his apartment, but would not regularly go there without him. DH gave me his key at 7 months because he was going away for three weeks and invited me to use his apartment while he was gone, and then he never asked for the key back. [ - ] I was just humbled by my 8-10 yo kids getting diagnosed with first cavities (one in a baby tooth but one - in a permanent one). I thought we did everything by the book and they would have perfect teeth. They brushed thoroughly with both electric and regular brushes and fluoridated toothpaste (I help them myself every other day to make sure). They rarely flossed but are getting used to floss regularly now. They don't eat much sweet stuff (and brush soon after when they do). They go for checkups/cleaning twice a year. They drink filtered tap water (which should have about half of original fluoride, NYC water). They eat reasonably well and drink vitamin D-fortified milk. They used to take gummyvites (multivitamin and vitamin D particularly) but now I think that might've been a mistake as despite brushing right after - these may be bad for teeth. What have I done wrong? I think genes play a big role (I've had bad teeth since my early years in the Soviet Union but believed it was primarily because of poor dental hygiene and lack of vitamin D and fluoride supplements). The relationships soured in middle school and then our kids went to a different HS and they stayed in district. The older one has been in and out of juvenile court for years, dropped out of HS. The younger one was the most difficult kid of all - like *that* kid you see having complete meltdowns. And he (the younger one) was just arrested for stabbing someone in their home. Actually it is reflective of a terrible national retail market. Now that everyone buys stuff online retail storefronts are no longer viable. Landlords are unwilling to accept the lower rental rates that are a result of the reduced demand. Often because the income produced at the lower rates implies a value of way less than they paid for it. Eventually lenders will foreclose and sell and with reset bases new owners will rent out at the new market rents. This doesn’t happen overnight but we will get there. [ Reply | More ]

I am in this business. If the property Plummets in value the lender will be taking it back. I know it is not mom and pop. Retail is a very out of favor asset class in real estate investing right now. Lenders actually do pay attention and don’t make loans off inflated rental assumptions. Lender are focused on their debt yield and the debt service coverage ratio of the asset. [ Reply | More ]

That would make sense for new stores in new buildings. But there are many stores in old buildings who still have plenty of customers but the landlord jacks up the rent and they have to move out. Yes, there may be a poor retail market overall; and new buildings may be overvaluing their commercial spaces; but neither fact explains why a landlord would rather get $0 instead of the $8,000 (or whatever) he's been getting. Our councilman in Brooklyn has been working on this. Some landlords agreed to permit pop-up places. Sadly right now, we have a glut of nail salons on one of our avenues. Service type stuff appear to have longer survival rates - like salons, restaurants, bars and liquor stores. Everything else is a risk considering the high rents. [ Reply | More ]
