All of this talk of people fleeing the city for the burbs- where are their apartments?! The apartments my realtor is sending me are the same ones I saw and passed up last spring. Where are the new listing?? [ Reply | Watch | Flag ]

DH’s mom is a broker in the burbs and said lots of people renting for now. It’s too hard to buy right now and people want to make sure they are in the right place to make that commitment. Also inventory is very low. [ Reply | More ]

Broker mom: We're still on PAUSE (per Cuomo) so I am telling my clients not to list yet. They'll come, I promise. Although honestly what will come onstream are going to be the apartments that people judged too small or too flawed to shelter-in-place. You won't see many well-renovated Classic Sixes. It's easier to list a rental now, but no one will list an apartment to sell. Hard to have open houses, everyone is sort of waiting to see what direction things go. I also know quite a lot of people here in Brooklyn who bought before the boom in prices and prefer to hold on to their places and try to rent them out. [ Reply | More ]

Unless they were already planning to go to the burbs at some point, they're crazy to make such a jump. Right now won't last forever, but you might be stuck in a town you realize is a poor fit for a long time. [ Reply | More ]

I think the people making the jump are parents of ES-aged kids who were on the fence or planning anyway. The school lottery process is the last nail. Mine are in MS and I struggle with deciding to uproot them now. But one will never make it on SHSAT, if they even keep SHS. So I am leaning towards leaving too. [ Reply | More ]

In terms of apartment sales I doubt you even see many new listings before the fall. Then it will take another six months before sellers get a sense of where the market really is and for prices to adjust. [ Reply | More ]

everyone who "fled" NYC is at their country house, or doing an air bnb for the spring/summer. A ton of young NYkers who rent are just not renewing leases, and many moved back home temporarily with family. Job status is tenuous for a lot of people, so no one is making huge moves unless it was already in the works. NYC was getting to be impossible to afford for young families. Good public school zones are so exp, you may as well move to the burbs and get a decent house if you cant afford private. But NYC only closed down 3 months ago, so it will take time [ Reply | More ]

and i say this as a native NYker who isnt moving. Friends who moved in the past 2 years all lived in great neighbs in Bklyn but didnt have room for the 2nd kid! They didnt want to leave, but their rentals were like $1m to buy and for $500-600k they could buy a big house in NJ [ Reply | More ]
