well, if you can afford to renovate and add on, then go for it b/c you can stay through the bad market and then sell when it picks up again. Contractors have good prices now b/c the market is so bad they don't have a ton of work. Do you want to move? You could take a loss now (like I am) but I know that I will make that back w/the new house that I buy. I'm buying a house that is 2x the size of mine, but getting it for a huge deal. So it's a loss for me, but then a huge gain. [ Reply | More ]

no, but 2 of my friends bought in the same town and got amazing deals not quite 2x the size of their house now, but a def. upgrade and there is no way they could have afforded this 4 years ago. Why don't you just look around and see if there is anything you like and then make a decision. Or have a realtor come over and price your house so you have an idea of what you are working with. if you put that much into it, it must be in great shape, right? Just have them come over so you know what you are dealing with. You don't have to list it, but it could help you make that decision. [ Reply | More ]

First floor is. The second floor is small. We haven't done much to it because we keep thinking we'll tear it off and redo it. I should say part of that 75k was for a new wall and patio, which we love, but probably won't get back. So you think it's "kosher" to do that if we're not serious about listing? [ Reply | More ]

np: I think now or within the next 6mo. Prices are at all time lows and can't really go all that much lower. Plus, just lowball the asking price and you'll probably get it. [ Reply | More ]
