^ This is a little out of your price range but OMG Forest Hills Gardens is a beautiful gated community with houses that are worth several million dollars. It's gorgeous. Check craigslist for more listings: http://newyork.craigslist.org/que/fee/1121627929.html [ Reply | More ]

hmn, well, you can find something but you'll need to be ready to pounce because it will not stay on the market long. you need to find a realtor (even for rentals), don't balk at the fees, just do it when you find one [ Reply | More ]

Why do you need a 3 BR? How many kids? My girls happily share a room. Queens still has some bargains. [ Reply | More ]

You should check out Long Island City. It's directly across the east river from midtown-east/low UES. Rents are way cheaper than Manhattan, but lots of nice new buildings. Also, if you are willing to live in a walk up building, you can probably find something reasonable on the UES, but closer to the East River/York Ave than, say, Park Ave. [ Reply | More ]

first of all, in NYC, only the rich live in 3 bedroom apartments. Serious, it's not a MUST in NYC. I know families with higher incomes than yours with 3 kids in a 2 bedroom. Second, on that income, you can't afford more than 3K month in rent. You will need to be in Queens definately. The parts of brooklyn you could afford would be well over an hour from your husband's work. My best suggestion is Roosevelt Island. very close to your husband's work, much more space for the money than anything else close to where he works, and there are several buildings there reserved for middle class families. It doesn't matter what you've budgeted or the fact that you don't have any debt. A landlord will not give you a place that costs more than $3500 a month on $140K a year. [ Reply | More ]

Yep. Rule of thumb is that annual hhi needs to be 40 times monthly rent. [ Reply | More ]

I think this budget is fine EXCEPT that 3 bedrooms are rare. So you're facing a price as well as supply issue. 3 bdrms just command a premium, regardless of borough. [ Reply | More ]

It's the three bedrms thing and that they're rare more than the price. DH and I have a high HHI but we look v. young. We were house hunting in Queens and a RE agent was like, You know, 3 bedrooms are VERY expensive, dear. Ugh. [ Reply | More ]

I agree: http://newyork.craigslist.org/que/abo/1112939188.html. PP said it has express trains, but I wanted to add it's also on the LIRR. And you don't have to worry about private schools b/c PS 196 is an excellent school. [ Reply | More ]

np For $3500 or less? Landlords aren't so desperate that they need to take people who aren't financially qualified. If she wants a 4k apt, she's going to need a relative with a very high income to cosign the lease. [ Reply | More ]
