I don't mean to be mean, but doesn't everyone need a bathroom on the first floor? We even have one in our garage. [ Reply | More ]

you don't "need" any such thing. But its nice. wouldn't be the number one thing for me in deciding what house to buy however. [ Reply | More ]

do you have one on your ground floor? what would be your top two factors when looking for a house (not location. i'm talking about the actual house) [ Reply | More ]

location... but having said that - My personal top two - I prefer all one level and I know I will age and steps are not in my future and I really prefer a large family room. [ Reply | More ]

so if you don't have a bathroom on the 1st floor, what do guests do? Wander through your house looking for a toilet? [ Reply | More ]

No need to wander - as a polite host you tell them how to find the restroom. [ Reply | More ]

i think running upstairs when you're trying to toilet train a kid would be a nightmare. In my case,a living nightmare, as that's exactly what we had to do. You can bet the next house had a ground floor toilet [ Reply | More ]

op: that's what my parents are telling me. i just looked at a house that i like b/c every room is a really nice size plus there's a finished basement and a finished attic so i feel like there's actually room for our family to grow. the two drawbacks are there's no yard at all and there's no bathroom on the ground floor. my parents are like "...if there's no bathroom, it's not an option unless you can put one in asap". but i know i can't get everything i want. just not sure which ones are legitimate deal breakers. I'd say the absence of a bathroom is a real issue, having made the exact calculation you're considering and I lived to regret it. Think about when you have guests over, when your kids are really little, etc. Also think the main reason to move to the suburbs is to have a yard. Very important as your kids get older so friends will come over to play, too. [ Reply | More ]

thanks for the input. i'm really upset over this. no way can i afford everything on my list. which right now includes: a yard, an eat in kitchen, a ground floor bathroom, bedrooms that actually fit two beds, a nice place for dcs to play inside, and a guest room. do you think the ground floor bathroom is a deal breaker? this house has the kitchen, the bedrooms, the playspace, and the guestroom. ^^ you don't need a full bath, just a powder room, so if there is a big closet next to the kitchen (where there is plumbing already) it shouldn't be that hard, or an area at the end of a hall etc. [ Reply | More ]

i really have no idea. i dont' think there's room in the kitchen but maybe in another area. i guess i'd have to have someone come and look. [ Reply | More ]

That was one of my priorities when I was looking for a house - but I am a frequent tinkler. [ Reply | More ]

OMG - totally...what are you going to have your kids and guests always going upstairs..urgh I would never go for this. Kids having friends over trampling through my house. Our guests going upstairs where my bedrooms are everytime...no way [ Reply | More ]

there are two full baths...one upstairs and one downstairs. there's no playroom on the ground floor either so presumably dcs and their friends would be playing near one of the bathrooms. [ Reply | More ]

wait, so there is only one bath upstairs, so you and the kids share a bath? That alone would be a deal breaker for me. One of the reasons to move out of the city for me would be to have a nice master bath. [ Reply | More ]

that doesn't bother me so much. i grew up in a house that had only two bathrooms. the one upstairs had two doors: one connected to the master bathroom and the other to the hallway for everyone else to use. [ Reply | More ]

It's easier all around having a bathroom on the main floor--for guests & with kids. That said, our kids mostly use their bathroom (upstairs--by their bedrooms) because it's more kid friendly (tiled floor). I would be more worried about the lack of a yard, actually. How is the front yard? [ Reply | More ]

how old are your kids? were they potty trained by the time you moved in? as for the yard issue, there's nothing in the front. the back actually has space but it's filled by a huge two car garage which we can presumably knock down if we ever have the money. [ Reply | More ]

They are 2 & 6. The younger one potty trained here. It was very quick, so not a big deal. And she's fine on the stairs--she actually gets herself upstairs and uses the potty in her bathroom on her own. Like I said, the yard thing would bug me. We have a back & front yard and the kids use it a lot. Having the front yard, they're able to meet the other kids in the neighborhood. [ Reply | More ]
