I live in PS198. In PS290 you can check with Eberhart Brothers - no fee, small but well taken care of walk ups. $2900 is sort of the going rate but that doesn't mean it can't be done. I have found better stuff via craiglist ($4300 doorman 2BR in PS6 once) than appears on Streeteasy (which suggests you need $6500 to buy in to PS6). [ Reply | More ]

Try Yorkville Towers on 86th between 2nd and 3rd. A 2BR convertible 3 there was $4500 no fee. And the Adams Tower, where a 1BR convertible 3 was $3400. You never know? [ Reply | More ]

yorkville towers is on 91st and third, not 86th, and is in the unzoned area, not 290. yorkville is a condo, not a rental building, but there are still quite a few sponsor owned apts that rent out there. [ Reply | More ]

if you can find a condo for rent, you can often get a better deal - condo owners put more value on a good long term tenant that won't give them headaches whereas a management company cares more about the $. [ Reply | More ]

there's a place very near to Carl Shurtz park so in 290 zone that has some 6th floor walk ups! Cute apartments with views, but OMG a lot of stairs. You would find somewhere like that if you looked hard. GL [ Reply | More ]
