Buildings aren't stabilized, individual units are. It's mostly luck in finding one. But if you are thinking about the famed four bedroom in a doorman building on the park for $500 a month, forget it. [ Reply | More ]

It is VERY hard to evict someone from a rent stabilized unit. Much harder than from a market rate apartment. So landlords take extra care in choosing tenants for rent stabilized units. They have a strong preference for people with high incomes. [ Reply | More ]

there is no "problem". HERE is how this works: ive lived here all my life. apt turned into market rate a couple of years ago. i was offered section 8 (everyone living here has section 8 btw) and i took it. The rent is now 4500$ per month but what we pay is 1250$ per month for 3 bedrooms. My roomate pays 625$ and I pay 625$. Section is covers up to 4500$. The landlord gets it all. I used to run a halfway house for women leaving drug treatment facilities and did explacement for hundreds of women. TANF, WIC, Food Stamps, Medicaid, SSI, SSDI, Section-8, Public Housing...there are very few programs I don't know from soup to nuts. [ Reply | More ]

i am doing the same thing, going to school, taking loans and raising a child. what's so awful in that? i dont get it!! i only qualified for section 8 because my apt. used to be income based but then turned into fair market price which is now 4000$. there was no way I could swing that so the city offered me section 8. Here's the problem. The way Section-8 works is that once approved, you find a landlord willing to accept the voucher. Mitchell Lama apartments reverted to the landlords, not the city. The city couldn't offer you section-8 placement in a ML building. The owners of the former ML buildings would have to be willing to take the voucher. And because the rent limit for a three bedroom ($1725) is so far below the $4K you cited, we would have to believe that your landlord loved you so much that they were willing to take a huge cut in rent in order to keep you. You don't understand how section-8 works. The landlord can only charge the tenants portion PLUS the voucher amount. If he market rent is higher that the combined total, the landlord loses the balance. [ Reply | More ]

Section-8 is pretty much a black box. Tenants rarely know the real rent paid. They know their portion, and the housing authority sends the rest to the landlord. OR may think her landlord is collecting $4500. But he isn't collecting more than about $2000 from HA for a three bedroom. [ Reply | More ]

This is getting out of hand. There are many different situations and just because you searched that on line and came up with this result does not mean it is universal. This is not how section-8 works. There are not many situations, there is ONE section-8 program. There are other housing programs, but there are not many applications of Section-8. And there is simply no way that your landlord is collecting more than tenants portion plus the voucher limit. [ Reply | More ]

amazing!! i love it, Roosevelt Island. very clean, friendly, full of parks+ playgrounds. Family oriented, crime is 0. apts here sell for 750,000 (studio)- 1.5 mil (3 bedrooms). very nice place. lots of schools too. tennis courts and swimming pools + the breathtaking views of Manhattan;P [ Reply | More ]
