We are looking in Westchester. We have a broker -- but the market is horrible. Sure, prices are dropping, but no one is putting their house on the market unless they have to and, as a result, the houses on the market mostly are not that great. [ Reply | More ]

OP - the market is very local - even in Westchester - I cover lower Westchester - specifically Larchmont, Scarsdale, Mamaroneck, Pelham and New Rochelle - there are def some good houses that come on the market but they go pretty quickly. Since I've been a broker (past 8 yrs), we've never had a large inventory because of the desirable location. [ Reply | More ]

Yes, some nice houses still do come up, but there's no denying that the average quality of the houses on the market in lower Westchester was higher at this time last year or in 2006. You were paying more -- and had to act in a matter of days or hours versus a few weeks -- but you did ultimately have more to choose from. [ Reply | More ]

you have a point! its also hard to forecast if the Fall market will be better since there really wasn't a "spikey" Spring market to jump start the year. [ Reply | More ]

Tell me about Larchmont. Can I walk to the station and be zoned for a good school? Do you know anything about Spec Ed services in Larchmont? [ Reply | More ]

Can definitely walk to the village and train and be in a great school. There are indeed all types of wonderful Spec Ed services in the school system - unfortunately, I'm prohibited by Federal Law to discuss schools (isn't that crazy?!) - but I'd be happy to put you in touch with the proper people with whom to discuss the different programs. we just bought in scarsdale, looked for a long time. Won bidding war, house was on the market less than 10 days. Every house we liked got snapped up before we had time to act. [ Reply | More ]

op - its VERY frustrating for buyers to have to deal with that. You at least are lucky that you weren't buying 3-4 years ago - its was absolutely horrible for buyers at that point! [ Reply | More ]

I would bring clients to a house and they would get SO turned off by the spectacle - I had one client who said she felt like a "circling shark" at one prime Larchmont property. there had to be 25 people already in the house looking! [ Reply | More ]

the house we bought (even in this market) had 4 bids after 4 days on the market. The selling broker said brokers were still calling him insisting that their client see it even after we had signed the contract! [ Reply | More ]
