Need opinions please: We're very interested in buying a house..broker told us what the last selling price was but she wasn't honest, DH sort of called her on it, but not in confrontational way. We were supposed to see her tomorrow but now neither of us has heard back from her all day. She's on a blackberry and we normally hear back from w/in minutes. Are we screwed? We're not shocked that she lied or anything, just wanted to be clear. I just can't believe she's going to blow us off. We've been working w/her for weeks!!! Need opinions please!!! Who knows if she was lying but I sell 30 houses a year and do not remember the selling prices of most...If she has been a good agent up to this point I think you can give her the benefit of the doubt. However - I do not believe you will be well served by having this person be your agent and the listing agent - that is of far greater concern imo. [ Reply | More ]

Has she been working with you as a Buyers agent all along? If yes, ask her to turn you over to another agent in her office (or the manager) to negotiate this deal. I am a Broker who thinks Dual Agency is totally unethical and ineffective (but we make lots of $$ on it) [ Reply | More ]

from poster below: easy, tell her you feel it is a conflict of interest for her to represent both of you (it's not even legal in many states), and that you feel more comfortable finding a new agent. You could ask her for a referral if you want to be helpful to her, as most agents get a small fee for that from the other agent. [ Reply | More ]

it's a buyer's market, so you can call the owner directly if you know how, or her boss assuming she works for a reputable company. that is odd behavior on her part. [ Reply | More ]

Im not sure why you think the previous selling price means very much. Sellers base their price on all kinds of elements. Just because you think they should earn x% return on their initial investment doesn't mean too much in a negotiation. [ Reply | More ]

op: because it was just bought within last 2 years, no improvements made. before we make an offer, we are just making sure we have as much information as possible. if they had made a lot of improvements, etc, we'd take that into consideration. [ Reply | More ]

But THEY put the price on the house - the only thing you can do is make an offer. Just because you think the price is reasonable/unreasonable is 50% of the story. [ Reply | More ]

op: I"m not explaining myself well, knowing what they paid in the very recent past will give us an idea of what kind of offer we can make and what they are more likely to accept. I didn't say we thought it unreasonable. My issue is trying to figure out what this broker is going to do. Trying to juggle DH and contractor as well as babysitters, all to see house in morning. that's all... [ Reply | More ]
