Schools are great, but a nice house for less than a mil? Forget it. [ Reply | More ]

Won't get a mansion, but prices have come down and you could get a nice, decent house for sure. [ Reply | More ]

not op: pretty house, but Coleytown is the only school in Westport you don't want to get zoned for. [ Reply | More ]

While the districts that get the most hype are Scarsdale, Bronxville, Rye, Chappaquaetc. which are quite pricey, you can get a decent house and good schools in Eastchester, Ardsley, Armonk, Mt. Pleasant and Pleasantville. (Westchester is pricey, but in some of those districts you can get something nice enough at around 650-700K v. a tiny fixer-upper in the S,B,R and C.) [ Reply | More ]

I wouldn't go for Eastchester or Mt. Pleasant school districts personally, look at Rye Neck, Poncantico Hills, Ardsley,Irvington, Mamaroneck and Hastings in Westchester. Rye Neck, Irvington, Hastings and Poncantico Hills are small school districts and so have more of a private school feel which is nice. Armonk is a pricey place in general you may end up being one of the poor people there. www.greatschools.net is a good website for researching schools in NJ, CT and NY, they have a rating for elem schools and middle schools and an overall rating for the school district. Westchester - you can get homes for less than a $1M in Larchmont, Mamaroneck (Rye Neck and Mamaroneck school district), Ardsley, Hastings and Irvington all good school districts. You can even get a home in Chappaqua, Scarsdale and Rye for less than a $1m but these districts have a reputation for being snotty you may not want to be the 'poor' and most likely 'looked down on' family there.
